Master Schenectady Deck & Fence is a deck building and fence installation contractor serving the Capital Region of New York. Services include custom deck design and construction, composite and wood deck installation, deck repair and replacement, fence installation, pergola installation, screened-in porches, covered decks, and related outdoor structures. All services are provided to residential and commercial property owners in our service area.
Free on-site estimates are provided at no obligation. Written estimates outline the scope of work, materials to be used, and the total price for the project as described. Estimates are valid for 30 days from the date issued unless otherwise stated in writing.
Estimates are based on the scope of work described and conditions observable at the time of the estimate visit. If conditions differ from what was reasonably visible during the estimate - for example, hidden rot discovered after demolition of an existing structure - additional costs may apply. Any such changes will be communicated to the customer before additional work proceeds.
Verbal quotes are not binding. Only written, signed contracts constitute an agreement to perform work.
Work begins only after a written contract has been signed by both parties. The contract will specify the scope of work, materials, total price, payment schedule, and estimated project timeline. Any changes to the agreed scope of work must be requested in writing and will be documented in a written change order before additional work is performed. Change orders may affect the project price and timeline.
Project start dates are scheduled after a signed contract and required deposit have been received. Project timelines may be affected by weather conditions, permit review timelines, material availability, or other circumstances outside our control. We will communicate any significant delays as soon as they are known.
If a customer needs to cancel or postpone a scheduled project, we ask for written notice as soon as possible. Cancellation terms, including any deposit refund conditions, are specified in the individual project contract. Deposits are generally non-refundable if work preparation has already begun, materials have been ordered, or a permit application has been submitted on your behalf.
Payment terms are outlined in the signed project contract. In general, a deposit is required at contract signing, with the remaining balance due upon project completion. Interim payments may be scheduled for larger projects, as agreed in the contract.
Invoices not paid within the time period specified in the contract may be subject to a late fee. Master Schenectady Deck & Fence reserves the right to suspend or cease work on any project where payment is not received in accordance with the agreed terms. The customer is responsible for all reasonable costs of collection, including attorney fees, in the event that unpaid balances require legal action to recover.
For projects requiring a building permit, Master Schenectady Deck & Fence will submit the permit application on the customer's behalf as part of the service. Permit fees are the responsibility of the customer and will be included in the project contract. Work subject to permit will not begin until the permit is approved by the applicable municipality. The customer agrees to provide access to the property for required inspections during and after construction.

Master Schenectady Deck & Fence stands behind the quality of its workmanship. Any specific workmanship warranty terms will be stated in the signed project contract. Material warranties are provided by the respective manufacturers and are separate from any workmanship warranty we offer.
Warranties do not cover damage resulting from misuse, neglect, failure to perform recommended maintenance, modifications made by others after project completion, acts of nature, or normal wear. No warranty claims will be honored if the project contract balance has not been paid in full.
To the maximum extent permitted by applicable law, the total liability of Master Schenectady Deck & Fence for any claim arising from or related to our services shall not exceed the amount paid by the customer for the specific project giving rise to the claim.
Master Schenectady Deck & Fence is not liable for indirect, consequential, incidental, special, or punitive damages of any kind, including loss of use, loss of revenue, or costs of substitute services, even if we have been advised of the possibility of such damages.

If informal resolution is not possible, the parties agree to submit the dispute to binding arbitration or mediation before pursuing formal legal action, except where the nature of the claim makes injunctive or small claims relief appropriate.
These Terms and Conditions are governed by the laws of the State of New York, without regard to conflict of law principles. Any legal proceedings not resolved through arbitration or mediation shall be brought exclusively in the courts of New York.
Master Schenectady Deck & Fence reserves the right to update or modify these Terms and Conditions at any time. Changes will be posted on this page with an updated effective date. Continued use of the Site or engagement of our services after changes are posted constitutes acceptance of the revised terms. We encourage you to review this page periodically.
